Leasing Sales Specialist

We’re hiring a proactive, persuasive Leasing Sales Specialist to help fill and manage approximately 60 mobile home units. This role combines lead conversion, leasing, customer communication, and consistent follow-up.

This is not an administrative position. Your primary responsibility is to convert inquiries into property tours, tours into completed applications, and qualified applicants into signed leases. You must be confident speaking with prospects, uncovering their needs, overcoming objections, and clearly communicating why our properties are the right choice.

Key Responsibilities

Lead Conversion and Leasing

• Respond quickly and professionally to inbound calls, texts, and messages
  
• Build rapport with prospects and identify their housing needs
  
• Clearly communicate property features, benefits, availability, and next steps
  
• Convert qualified inquiries into scheduled property tours
  
• Confirm appointments and reduce showing no-shows
  
• Follow up with prospects before and immediately after property tours
  
• Encourage interested prospects to complete rental applications
  
• Address questions and objections that may prevent prospects from applying
  
• Guide applicants through the application process and follow up until completion
  
• Review applications for completeness before submitting them for approval
  
• Maintain accurate notes and track every prospect through the leasing pipeline
  

Listing Management

Manage and update property listings across platforms such as:

• Zillow
  
• MH Village
  
• Trulia
  
• HotPads
  
• Facebook Marketplace and Groups
  

Ensure listings are accurate, appealing, current, and optimized to generate qualified inquiries.

Showing Coordination

• Coordinate with property supervisors to ensure tours occur smoothly and on time
  
• Prepare prospects before their scheduled tours
  
• Collect feedback from supervisors following each tour
  
• Contact prospects promptly after tours while interest is still high
  
• Relay updates between prospects and the internal team
  

Tenant Retention and Growth

• Manage lease-renewal communications and follow-ups
  
• Build positive relationships with current tenants
  
• Identify opportunities to convert qualified renters into mobile home owners
  

Requirements

• Proven sales, leasing, real estate, or lead-conversion experience
  
• Strong spoken and written English
  
• Natural, conversational, and confident telephone presence
  
• Ability to build trust and rapport quickly
  
• Experience overcoming objections and guiding prospects toward a decision
  
• Strong follow-up and closing skills
  
• Highly organized and comfortable managing multiple active leads
  
• Comfortable being measured against conversion-based KPIs
  
• Experience with property-listing platforms is preferred
  
• Reliable internet and availability during required U.S. working hours
