Estimator / Quantity Surveyor
📍 Location: Alam Sutera, South Tangerang
ABOUT US:
Established in 2024 in Malang, Indonesia, PT Dua Pendekar Ayam is the powerhouse behind Dikichi — a bold fried chicken brand on a mission to serve high-quality, affordable fried chicken to the masses.
Our ambition? To become Indonesia’s No. 1 fried chicken brand and take it global.
At PT Dua Pendekar Ayam, culture is everything. We’re bold, fun, and impact-driven. Speed, resilience, agility, collaboration, and extreme ownership are not just values — they’re how we win. Here, people don’t just work. They grow, lead, and thrive.
ABOUT THE ROLE:
We’re looking for a detail-oriented, analytical, and commercially minded Quantity Surveyor / Estimator who understands that strong cost control is critical in a rapidly growing F&B and multi-site business.
This role is more than just calculating project costs. You’ll become a key partner in ensuring every project is planned and delivered within the right budget — from feasibility and site assessment, quantity take-off, cost estimation, tender evaluation, and value engineering to variation orders and final account.
You’ll work closely with Design, Project, Maintenance, Procurement, Finance, and Operations teams, as well as contractors and vendors, to ensure project costs are accurate, competitive, controlled, and commercially sound. If you enjoy working with numbers, analyzing project costs, negotiating with vendors, and finding opportunities for cost efficiency, this role is for you.
WHAT YOU’LL DO:
Own Project Cost Estimation – Prepare accurate cost estimates, budgets, and CAPEX projections from feasibility and site assessment through project completion.
Drive Quantity Take-Off & BOQ – Conduct detailed Quantity Take-Off (QTO), prepare and review BOQs, and ensure all project scopes and quantities are accurately captured.
Control Project Costs – Monitor project spending against approved budgets, identify cost variances, and ensure project costs remain within target.
Analyze Tender & Vendor Pricing – Evaluate tender submissions, compare vendor quotations, conduct unit rate analysis, and identify abnormal or uncompetitive pricing.
Drive Value Engineering – Identify alternative materials, construction methods, and specifications that can deliver cost savings without compromising quality, functionality, or project requirements.
Manage Variations & Final Accounts – Review and control Variation Orders (VO), validate additional or reduced works, and support accurate final account settlement with contractors.
Ensure Complete Project Scope – Review drawings, specifications, and project requirements to identify missing scope, quantity errors, duplicate costs, and potential commercial risks before execution.
Support Multi-Site Project Rollout – Maintain cost consistency and standardization across multiple F&B outlets, retail locations, or similar rollout projects.
Build Accurate Cost Reports – Develop and maintain cost reports, budget monitoring, cost analysis, and dashboards to support project and management decision-making.
Collaborate Across Functions – Work closely with Design, Project, Maintenance, Procurement, Finance, and Operations teams to align project scope, budget, procurement, and execution.
YOU’RE A GREAT FIT IF YOU:
Hold a Bachelor’s degree (S1) in Civil Engineering, Quantity Surveying, Architecture, or a related field.
Have 3–7 years of experience as a Quantity Surveyor, Cost Estimator, Cost Control, or similar role.
Have experience in F&B, QSR, retail, restaurant, multi-site rollout, or projects involving standardized design and construction.
Have strong knowledge of Quantity Take-Off (QTO), BOQ, cost planning, tender analysis, unit rate analysis, cost control, Variation Orders (VO), and final accounts.
Understand Civil, Structural, Architectural, and MEP works, including interfaces with kitchen equipment.
Have strong experience in cost estimation, budgeting, and CAPEX monitoring from feasibility/site assessment through project completion.
Have strong Value Engineering skills and the ability to identify cost-saving opportunities through materials, methods, and specifications.
Are highly proficient in Advanced Excel/Google Sheets, including XLOOKUP/VLOOKUP, SUMIFS, Pivot Tables, and basic cost modelling/dashboard development.
Are proficient in AutoCAD; experience with Bluebeam, CostX, Cubicost, PlanSwift, or similar software is an advantage.
Are detail-oriented, analytical, and commercially minded, with strong attention to missing scope, quantity discrepancies, duplicate costs, and abnormal unit rates.
Have strong negotiation and communication skills when dealing with contractors, vendors, and internal stakeholders.
Are comfortable working cross-functionally with Design, Project, Maintenance, Procurement, Finance, and Operations teams.
Are proactive, structured, and able to manage multiple projects, deadlines, and cost-related priorities simultaneously.
WHY THIS ROLE MATTERS:
Behind every successful store expansion is a project that is built with the right scope, the right quality, and the right cost. As a Quantity Surveyor / Cost Estimator, you’ll play a critical role in ensuring Dikichi’s expansion can move quickly while maintaining strong financial discipline and project cost efficiency.
As Dikichi continues expanding across Indonesia, effective CAPEX management becomes increasingly important. Every accurate quantity, competitive tender, controlled variation, and cost-saving opportunity contributes directly to building stores efficiently and maximizing the value of every project investment.
We’re looking for someone who can become a strong commercial partner to our Project and Operations teams — someone who can challenge costs, identify opportunities, and ensure every rupiah invested in our projects delivers the right value for the business.
