Roles
The Assistant Leasing Manager / Leasing Manager is responsible for identifying, evaluating, and securing strategic retail locations that support the Company's expansion objectives. This role leads the end-to-end leasing process, including market research, site evaluation, lease negotiation, and landlord relationship management, while collaborating with cross-functional teams to ensure timely and cost-effective execution of new store openings, relocations, renewals, and refurbishment projects.
Responsibilities
Conduct comprehensive market research, site visits, and location analysis to identify high-potential expansion opportunities aligned with the Company's brand strategy and commercial objectives.
Develop and execute leasing and expansion strategies to increase the brand's footprint in both existing and new markets.
Monitor market trends, competitor activities, retail developments, and industry best practices to identify business opportunities and maintain the Company's competitive position.
Evaluate site feasibility by assessing commercial potential, demographics, traffic patterns, rental costs, and return on investment.
Collaborate closely with cross-functional teams, including Retail Operations, Finance, Legal, Design & Construction, and Merchandising, to ensure smooth execution of store expansion and renovation projects.
Build and maintain strong relationships with landlords, property developers, shopping mall management, brokers, and business partners to support long-term leasing opportunities.
Lead lease negotiations for new stores, lease renewals, relocations, and contract amendments, ensuring commercially favorable terms while adhering to approved budgets and company policies.
Manage the execution of store expansion, relocation, and refurbishment plans, ensuring projects are delivered on schedule and within budget.
Prepare business cases, financial analyses, and supporting documentation required for internal management approval and investment decisions.
Develop accurate reports and presentations on market opportunities, leasing pipeline, project status, competitor activities, and expansion performance.
Maintain and update the lease database, including lease agreements, critical dates, renewal schedules, rental obligations, and compliance requirements.
Monitor lease performance and ensure timely execution of lease renewals, rent reviews, and contractual obligations.
Manage multiple leasing projects simultaneously while ensuring priorities, timelines, and deliverables are achieved effectively.
Support continuous improvement initiatives by identifying opportunities to enhance leasing processes, cost efficiency, and operational effectiveness.
Requirements & Qualifications
Bachelor's Degree in Business Management, Real Estate, Marketing, Property Management, or a related field.
Minimum 3–5 years of relevant experience for the Assistant Manager level, or 5–7 years for the Manager level, preferably in the retail, commercial property, fashion, footwear, or active lifestyle industry.
Solid understanding of retail leasing, site selection, market analysis, and commercial property management.
Proven experience in lease negotiations, landlord management, and retail expansion projects.
Strong network with landlords, shopping mall management, property developers, and real estate agents is an advantage.
Strong analytical and commercial mindset, with the ability to evaluate business opportunities and make data-driven recommendations.
Excellent project management and organizational skills, with the ability to manage multiple projects and meet deadlines in a fast-paced environment.
Strong interpersonal and stakeholder management skills, with the ability to collaborate effectively across functions and build relationships with external partners.
Excellent communication, presentation, and negotiation skills in both Bahasa Indonesia and English (written and verbal).
Positive attitude, high integrity, and the ability to work effectively in a dynamic and fast-paced environment.
Agile, proactive, eager to learn, and possesses strong problem-solving capabilities.
Professional appearance with a high level of honesty and accountability.
Proficient in Microsoft Office applications, particularly Excel and PowerPoint.
Willing to travel extensively across Indonesia as required.
