Construction Project Manager

Position Summary

The Client & Project Liaison Manager is responsible for overseeing the client experience and commercial administration of luxury residential villa projects from contract execution through to handover. Operating primarily as an off-site/remote liaison, this role serves as the dedicated client representative.

You will bridge the gap between the client and the on-site construction teams by managing project coordination, contract administration, cost control, variation management, and client-facing reporting. The position requires a deep understanding of the construction lifecycle to ensure client expectations, project budgets, contractual obligations, and company objectives remain perfectly aligned without needing to be physically present on the construction site.

Key Responsibilities

Client Relationship Management

• Act as the primary, off-site point of contact for clients throughout the project lifecycle via email, phone, and virtual meetings.

• Manage client communications, approvals, variations, concerns, and project updates seamlessly from a remote setting.

• Build strong client relationships while managing expectations and resolving issues professionally.

• Ensure a high level of customer satisfaction and confidence throughout the delivery of the project.

Project & Design Coordination

• Coordinate client selections, design changes, upgrades, and variations with internal site teams and external stakeholders.

• Assess the feasibility, cost, programme, and construction implications of proposed modifications based on data provided by the on-site team.

• Manage Requests for Quotations (RFQs), virtual approvals, and the administrative implementation of changes.

• Facilitate clear, continuous communication between clients, off-site consultants, and on-site project managers.

Construction Liaison & Reporting

• Review construction progress updates, milestones, and procurement data provided by the on-site construction managers.

• Compile and translate technical site data, photographs, and videos into clear, polished, client-facing progress reports.

• Coordinate and communicate delays, risks, and Extension of Time (EOT) matters to the client where applicable.

• Act as the translator between technical on-site realities and easily digestible client updates.

Commercial Management & Cost Control

• Prepare and manage budgets, cost plans, estimates, and variation pricing remotely.

• Review contractor and supplier quotations digitally to assess value for money.

• Monitor project costs, profitability, and commercial risks from a desk-based perspective.

• Verify progress claims and variation costs against reported site milestones before authorizing payment schedules.

Financial & Contract Administration

• Coordinate milestone invoicing, payment tracking, and financial reporting.

• Assist with the administration of CAM fees, sinking funds, utility deposits, FF&E payments, and additional works invoicing.

• Administer contractual obligations, formal notices, and project documentation digitally.

• Maintain strict compliance with contract requirements and company procedures.

Risk & Project Oversight

• Identify and manage project risks relating to programme, cost, procurement, quality, and client satisfaction using project management software and site reports.

• Escalate critical issues to on-site leadership and recommend administrative or commercial mitigation strategies.

• Support the successful delivery of projects by managing the administrative and client-facing phases of handover and defects liability.

Qualifications & Experience

• Degree or Diploma in Construction Management, Quantity Surveying, Architecture, Project Management, or a related discipline.

• Minimum 5 years' experience in property development, project management, contract administration, or client representation within the construction sector.

• Strong technical understanding of residential construction, architectural plans, and the project lifecycle, enabling you to interpret site reports accurately without physical inspections.

• Experience with budgeting, procurement, contract administration, and variation pricing.

• Excellent digital communication, negotiation, and stakeholder management skills.

• Proven ability to work independently in a non-on-site/remote capacity while maintaining tight integration with field teams.
