✅ Requirements

* 1–3 years experience in *site acquisition / expansion / retail development*

  (F&B, retail chains, vape industry preferred)

* Familiar with *Jakarta & West Java commercial areas (Jabodetabek)*

* Strong network with agents, landlords, or mall leasing teams is a plus

* Willing to work in the field frequently (site visits & meetings)

* Basic analytical skills (foot traffic, rental benchmarking, simple ROI thinking)

* Strong communication and negotiation skills

1. Site Sourcing & Pipeline Building

* Identify and secure potential retail locations across Jakarta & West Java

* Actively source sites through field visits, agents, landlords, and personal networks

* Build and maintain a strong pipeline of potential store locations

2. Site Evaluation & Feasibility

* Conduct on-site assessments, including:

  * Foot traffic (weekday & weekend)

  * Customer profile (students / office workers / residential)

  * Nearby business mix (F&B, convenience stores, competitors)

* Analyze rental levels and estimate basic ROI

Deliver clear recommendation: whether a site is viable or not

3. Lease Negotiation & Deal Closing

* Negotiate with landlords and agents on key lease terms:

  * Rental price, deposit, lease duration

  * Rent-free period

  * Fit-out / renovation period

* Drive the process to successful contract signing

4. Store Opening Coordination

* Coordinate with internal teams (design, construction, operations)

* Track progress and ensure stores open on schedule

* Take ownership of opening timeline delivery
