Building Engineer / Shift Engineer

Regular:

·       Responsible for the supervision of all Multi-Skilled Technicians and other technical support staff to ensure efficiency in the operation.  It is also responsible for their regular evaluation of overall performance.

·       Responsible for the maintenance of all machineries and equipment in the building. It is also responsible for the smooth operations of the technical facilities.

·       Maintains cordial and friendly relations with unit owners and tenants and ensures that their complaints are acted upon expeditiously.

·       Responsible for the proper handling, safeguarding, monitoring and effective use of building equipment and technical facilities.

·       Responsible for march-in/march-out procedures

·       Ensures that all company policies, systems and procedures are followed and strictly implemented.

·       Responsible for the dissemination and effective implementation of preventive maintenance schedule.

·       Responsible for the supervision of the external contractors.  It is also responsible for their performance evaluation.

·       Ensures that safety rules and procedures are complied with.

·       Conducts regular walk-arounds and inspections to ensure that all delegated tasks are properly acted upon.

·       Canvasses materials and supplies needed for the project.

·       Coordinates with external contractors for specific projects and reports to the Building Manager for approval

·       All other related tasks as required.

Occasional:

·       Makes recommendations for refurbishment, upgrading, repair and maintenance of the building.

·       Responsible for the preparation and efficient monitoring of annual operating budget of the project

·       Promptly prepares and submits monthly reports.

·       Implements professional management systems as may be required by the company.

·       Responsible for the preventive and routine maintenance program and ensures that operation schedules are carried out efficiently.

·       Responsible to initiate and implement first line of discipline to company employees to ensure that all staff are adhering to Company policies, rules and regulations.
