Leasing Executive

Key Responsibilities

Site Acquisition and Expansion

• Identify and secure suitable locations for food kiosks in malls, transport hubs, office buildings, schools, hospitals, supermarkets, and other high-foot-traffic areas.
• Conduct regular market visits and site inspections to identify new business opportunities.
• Evaluate locations based on foot traffic, customer demographics, visibility, accessibility, competition, and sales potential.
• Build and maintain a pipeline of prospective sites for current and future expansion.

Leasing and Negotiation

• Negotiate lease terms, rental rates, common area charges, promotional fees, and other commercial conditions.
• Coordinate the preparation, review, and execution of lease agreements and related documents.
• Manage lease renewals, transfers, relocations, and terminations.
• Ensure lease agreements comply with company requirements and budget targets.

Relationship Management

• Develop and maintain strong relationships with mall leasing teams, property owners, developers, brokers, and venue operators.
• Represent the company during leasing meetings, site presentations, and negotiations.
• Address landlord concerns and maintain positive landlord relationships.

Market and Financial Analysis

• Prepare site evaluation reports and business case recommendations for management approval.
• Analyze occupancy costs, projected sales, and return on investment for proposed locations.
• Monitor market trends, competitor locations, and leasing developments within the retail and F&B sectors.

Project Coordination

• Coordinate with operations, construction, finance, legal, and marketing teams to ensure timely store and kiosk openings.
• Track lease documentation and opening schedules.
• Monitor compliance with lease obligations and contractual requirements.

Qualifications

• Bachelor's degree in Business Administration, Real Estate Management, Marketing, Property Management, or a related field.
• At least 2–5 years of experience in leasing, site acquisition, retail expansion, or property management.
• Experience leasing mall kiosks, food stalls, retail spaces, or commercial locations is highly preferred.
• Strong understanding of commercial leasing practices and retail site selection.
• Proven negotiation and relationship-building skills.
• Excellent communication and presentation abilities.
• Proficient in Microsoft Excel, PowerPoint, and other Microsoft Office applications.
• Strong analytical and financial assessment skills.
• Willing to conduct frequent fieldwork and site visits.

Preferred Experience

• Experience working with mall operators such as SM, Ayala Malls, Robinsons Malls, Megaworld Lifestyle Malls, Vista Malls, and similar commercial property groups.
• Familiarity with kiosk, in-line store, food court, and concessionaire leasing arrangements.
• Experience supporting multi-site expansion programs for F&B or retail brands.
