Job Role
The Sales Closer – Australian Market is a senior-level, commission-driven sales professional responsible for converting warm inbound investment leads into successful property transactions for luxury real estate developments in Bali. This role focuses exclusively on closing qualified opportunities generated by the company's marketing activities, with no cold calling or prospecting responsibilities.
Working directly with the Founder and leadership team, the successful candidate will guide high-net-worth investors through the complete purchasing journey by providing professional investment consultation, addressing cross-border property ownership considerations, and closing high-value transactions efficiently while delivering an exceptional customer experience.
Key Responsibilities
- Manage and convert qualified inbound sales leads into signed property purchase agreements.
- Conduct professional investment consultations covering property ownership structures, investment returns, rental yields, and long-term value appreciation.
- Handle negotiations with international investors, primarily from Australia, while also supporting buyers from other regional markets.
- Address investor concerns regarding offshore property ownership, legal structures, and investment security.
- Collaborate closely with the Founder and management team to optimize sales strategies and accelerate deal closures.
- Maintain accurate sales pipeline management and provide regular reporting on sales activities and conversion performance.
Candidate Requirements
- Australian nationality.
- Bachelor's degree in Business, Marketing, Real Estate, Finance, or a related field.
- Minimum 2–3 years of experience in international property sales, off-plan property sales, or investment real estate.
- Proven track record of successfully closing high-value property transactions.
- Experience serving Australian property investors or international high-net-worth clients.
- Existing network within the Australian investor community or Bali expatriate/property investment market is highly preferred.
- Strong understanding of real estate investment principles, including leasehold ownership, ROI analysis, capital appreciation, and rental yield calculations.
- Excellent negotiation, relationship-building, and high-ticket sales closing skills.
- Self-driven, target-oriented, and highly comfortable working within a commission-only compensation structure.
- Native-level English communication skills (spoken and written).
