About the Role
Apex Property is looking for a motivated, organised, and sales-driven Listing, Property Onboarding & Sales Agent to join our growing team.
This is a combined role covering three main areas:
Finding and securing new properties for sale and rent
Managing the complete property onboarding process
Working directly with clients, conducting viewings, and closing rental and sales deals
The person will be responsible for the full process, from approaching property owners and onboarding the property correctly to presenting it to clients and supporting the deal until completion.
This is a performance-focused role operating under a commission-based system. The successful candidate will receive a base salary together with commission opportunities for securing new listings, completing rentals, and closing property sales.
The more properties you onboard and the more deals you close, the more you can earn.
Main Areas of Responsibility
Listing Acquisition
Actively search for villas, apartments, land, and commercial properties for sale or rent
Approach property owners, landlords, developers, agents, and local property contacts
Conduct outreach through calls, WhatsApp, referrals, networking, social media, and field visits
Present Apex Property’s services and explain the benefits of listing with the company
Negotiate pricing, commission, exclusivity, marketing terms, and cooperation conditions
Secure signed listing or cooperation agreements with property owners
Build and maintain a strong pipeline of potential new properties
Follow up consistently with owners and listing partners
Maintain good long-term relationships with property owners
The employee will be eligible to earn commission for successfully securing qualified new listings, according to the company’s commission structure.
Property Inspection and Onboarding
Visit and inspect every new property before it is accepted and published
Check the overall condition, cleanliness, maintenance, furnishing, and presentation
Check furniture, appliances, equipment, facilities, and inventory
Identify missing, damaged, broken, unsuitable, or incomplete items
Check whether the property is suitable for the agreed rental or sales price
Confirm whether the property is ready for photography, marketing, viewings, or occupancy
Prepare a clear report of repairs, improvements, replacements, or missing items
Coordinate with the owner to ensure the required work is completed
Collect complete and accurate property details, including:
Location
Property size
Land size
Number of bedrooms and bathrooms
Facilities
Furnishing
Pricing
Availability
Ownership or lease details
Rental or sales conditions
Arrange or coordinate professional photos, videos, floor plans, and listing content
Ensure all property information is accurate before publication
Submit the completed property information to the internal listing system
Keep property pricing, availability, photos, and information updated
Make sure the property is fully ready before it is offered to clients
Owner Agreements and Documentation
Explain the Apex Property cooperation structure to property owners
Make sure the owner understands the agreed commission, payment structure, pricing, listing terms, and responsibilities
Prepare and check the listing, rental, sales, or management agreement between Apex Property and the owner
Confirm that all names, property details, prices, commission percentages, and commercial terms are correct
Collect all required owner and property documents
Follow up on missing information, documents, signatures, and approvals
Make sure all agreements are properly signed before the property is actively marketed
Ensure no property is published or offered to clients before the onboarding requirements are complete
Maintain organised digital records for every property and owner
Escalate legal, contractual, ownership, or documentation concerns to management when required
Sales and Rental Agent Responsibilities
The role is not limited to finding and onboarding properties. The employee will also actively work as a Sales and Rental Agent.
Responsibilities include:
Respond to buyer, tenant, and rental enquiries
Contact and qualify potential clients
Understand the client’s budget, preferred area, property requirements, and timeline
Recommend suitable properties from the Apex Property portfolio
Actively follow up with incoming leads
Arrange property viewings
Conduct professional property viewings with buyers and tenants
Present the property, location, facilities, commercial terms, and investment potential
Answer client questions accurately and professionally
Follow up with clients after each viewing
Collect feedback and communicate it to the property owner
Negotiate rental prices, purchase prices, deposits, payment terms, and other commercial conditions
Coordinate between the client, property owner, notary, lawyer, management team, and operations team
Assist with offers, reservations, letters of intent, agreements, deposits, and required documentation
Support the client throughout the transaction process
Continue following up until the rental or sale is completed
Maintain accurate records of enquiries, viewings, offers, follow-ups, and deal progress
Meet monthly targets for viewings, listings, rentals, and sales
The employee will receive commission on successfully completed rentals and property sales according to the Apex Property commission structure.
Commission may be earned from:
New qualified listings secured
Long-term rental deals completed
Monthly rental deals completed
Property sales completed
Additional agreed performance targets
Guest and Tenant Check-In Support
Support the operations team when a new guest or long-term tenant is checking into a property
Visit the property before check-in and complete a quick property-readiness checklist
Check that the property is clean, presentable, functional, and ready for occupancy
Complete a basic furniture, equipment, and inventory check
Confirm that keys, Wi-Fi, electricity, water, air conditioning, appliances, and essential equipment are working
Identify and report any missing, damaged, or broken items before arrival
Make sure all agreed property preparations have been completed
Welcome the guest or tenant when required
Ensure the check-in process runs smoothly
Explain access instructions, basic property information, house rules, and important contacts
Record the condition of the property at check-in, including photos when necessary
Make sure the guest or tenant confirms the inventory and property condition when required
Report immediate issues to the operations team
Assist with coordinating quick solutions when problems arise
Follow up after check-in to confirm that everything is satisfactory
Commission and Performance Structure
This role operates under a performance and commission-based structure.
The employee will receive a base salary together with commission opportunities based on results.
Commission will be available for:
Successfully securing and onboarding new qualified properties
Completing rental agreements
Closing property sales
Generating new business for Apex Property
Meeting agreed monthly or quarterly targets
Commission is payable only when the required company process has been followed, the documentation is complete, and the transaction has been successfully completed.
The role will be evaluated based on:
Number and quality of new listings secured
Accuracy and completeness of property onboarding
Number of client enquiries handled
Number of property viewings conducted
Quality and consistency of client follow-ups
Number of rental deals completed
Number of property sales completed
Revenue and commission generated
Organisation, reliability, and teamwork

Requirements
Strong communication, sales, organisation, and negotiation skills
Confident approaching property owners and new clients
Comfortable conducting property viewings and presenting properties
Highly detail-oriented and able to identify property issues
Able to manage contracts, documents, checklists, and property information accurately
Self-motivated, proactive, target-driven, and comfortable being evaluated based on results
Comfortable with field work, property visits, prospecting, networking, and client meetings
Willing to actively follow up with owners and clients
Good knowledge of Cemagi, Seseh, Pererenan, Canggu, and surrounding areas is preferred
Previous experience in real estate, property management, sales, hospitality, or customer-facing roles is an advantage
Able to communicate professionally in English and Bahasa Indonesia
Own transportation and a valid driving licence are preferred
Able to work independently while coordinating closely with the Apex Property team
Positive attitude, strong work ethic, and willingness to take responsibility for results

Monday to Friday: 9:00 AM–5:00 PM
Saturday: 9:00 AM–1:00 PM
