Tunas Industrial Estate is seeking an experienced Estate Operations & Building Manager to oversee the daily operation, maintenance, and management of the industrial estate's buildings, common areas, and supporting infrastructure. The successful candidate will ensure operational excellence, maintain high service standards, optimize facility performance, and provide a safe, clean, and well-maintained environment for tenants and visitors.
Responsibilities
- Manage the daily operations of the industrial estate, including buildings, common areas, roads, landscaping, and supporting infrastructure.
- Oversee building maintenance, repairs, preventive maintenance, and facility improvement programs.
- Ensure all estate facilities operate efficiently, safely, and in compliance with applicable regulations.
- Manage estate service providers, contractors, and vendors to ensure service quality and contract compliance.
- Develop and monitor annual operational budgets, CAPEX, and OPEX.
- Coordinate maintenance of MEP systems, utilities, elevators, HVAC, lighting, fire protection systems, and public facilities.
- Monitor cleanliness, security, landscaping, waste management, and public area maintenance.
- Handle tenant relations and ensure prompt resolution of operational issues and service requests.
- Develop and implement estate operational policies, SOPs, and service standards.
- Coordinate infrastructure maintenance projects and building improvement initiatives.
- Ensure compliance with HSE regulations, environmental standards, and local government requirements.
- Prepare operational reports, KPI reports, and management presentations.
- Lead and develop the Estate Operations team to achieve operational excellence.
Requirements
- Bachelor's Degree in Civil Engineering, Mechanical Engineering, Electrical Engineering, Architecture, Facility Management, Property Management, or a related field.
- Minimum 7 years of experience in Estate Management, Building Management, Property Management, or Facility Management.
- Minimum 3 years in a managerial or supervisory role.
- Experience managing industrial estates, commercial buildings, mixed-use developments, business parks, shopping malls, or large property developments.

- Proficient in Microsoft Office and CMMS or Property Management Systems.
- Willing to be based in Batam.
Preferred Qualifications
- Experience working in industrial estates or township developments.
- Certified Property Manager (CPM), IFMA, or equivalent certification is an advantage.
- Knowledge of ISO 9001, ISO 14001, and ISO 45001 Management Systems.
- Experience implementing customer service excellence programs.
- Familiar with Smart Building Technologies and Building Management Systems (BMS).
