Job Role:

The Head of Operations is a senior leadership position responsible for overseeing the end-to-end operational administration of property sales, mortgage processing, banking coordination, and realization activities across the company’s residential projects. Reporting directly to senior management, this role plays a critical part in ensuring that sales transactions are efficiently converted into successful mortgage approvals, financing realization, and cash flow generation for the business.

The successful candidate will lead operational teams responsible for sales administration, mortgage processing, banking relations, document management, and customer financing activities. This role requires strong expertise in property development operations, mortgage processes, banking coordination, operational controls, and stakeholder management to ensure smooth execution from customer booking through mortgage signing and unit handover.


Key Responsibilities:

  • Oversee the end-to-end operational process for residential property sales, including documentation verification, mortgage application management, financing realization, and unit handover readiness.
  • Monitor and accelerate mortgage approval and financing realization processes to ensure achievement of business targets and operational timelines.
  • Establish and maintain effective coordination with banking partners, notaries, and other external stakeholders involved in mortgage processing and property transactions.
  • Manage stock control and inventory administration across property projects to ensure data accuracy and operational transparency.
  • Develop and implement operational strategies to eliminate bottlenecks and improve mortgage processing efficiency and turnaround time.
  • Monitor sales pipeline performance and financing realization progress through regular operational reporting and performance analysis.
  • Lead, organize, and supervise operational teams responsible for sales administration, mortgage processing, banking relations, and document management activities.
  • Ensure compliance with internal procedures, banking requirements, and applicable regulations related to property transactions and financing processes.
  • Support business growth initiatives by providing operational insights, risk assessments, and recommendations to senior management.
  • Prepare periodic reports related to mortgage realization, outstanding applications, stock movement, operational performance, and process improvement initiatives.


Candidate Requirements:

  • Bachelor’s Degree in Management, Accounting, Business Administration, Finance, or other related disciplines.
  • Minimum 10 years of professional experience with at least 5 years in managerial or strategic operational leadership roles.
  • Proven experience within property development, mortgage operations, housing finance, banking, or related business operations environments.
  • Strong understanding of the end-to-end property sales process, including booking, sales agreements, mortgage applications, financing approval, mortgage signing, and unit handover activities.
  • Solid knowledge of mortgage financing processes for both conventional and Sharia banking products.
  • Experience coordinating with banking institutions, notaries, and external stakeholders involved in property financing transactions.
  • Strong understanding of mortgage approval processes, financing realization targets, and operational performance management.
  • Experience managing operational teams, administrative functions, and cross-functional stakeholder coordination.
  • Familiarity with CRM systems, property management systems, or related operational software platforms.
  • Strong analytical skills with the ability to monitor operational performance, identify bottlenecks, and implement process improvement initiatives.
  • Excellent leadership, communication, negotiation, and stakeholder management capabilities.
  • Strong attention to detail, organizational skills, and operational control capabilities.
  • Proficient in preparing operational reports, performance dashboards, and management presentations.
  • Adequate English proficiency for reporting, business communication, and executive-level presentations.
