About the Role
We are seeking a hands-on Procurement Manager to lead end-to-end sourcing across our luxury villa and 5-star hospitality developments in Lombok. This role is critical in controlling cost, managing contractor and supplier performance, and ensuring procurement keeps pace with fast-moving construction delivery.
Key Responsibilities
Leads procurement strategy across construction, FF&E, and operational requirements for luxury villa and 5-star hotel developments.
Manages end-to-end procurement and tender life cycle including Request for Tender (RFT), Request for Proposal (RFP), and Request for Quotation (RFQ).
Leads commercial negotiations with contractors, nominated subcontractors, and suppliers to secure best value outcomes.
Drives cost control initiatives while maintaining high-quality standards aligned with luxury villa and 5-star hotel developments.
Oversees vendor and contract management, ensuring compliance with FIDIC standards where applicable.
Implements and optimizes e-procurement and e-purchasing systems.
Coordinates and manages procurement planning for Supplied by Owner (SBO) items, including FF&E.
Ensures and manages compliance with local content (Tingkat Komponen Dalam Negeri / TKDN) and product labelling (Standar Nasional Indonesia / SNI) requirements for all sourcing products and/or activities.
Collaborates closely with Project, Construction, and Finance teams to align procurement with timelines and budgets.
Takes ownership of procurement performance across cost, quality, and delivery timelines.
Works closely with Project teams to resolve procurement issues in real time and avoid construction delays.
Requirements and Qualifications:
Minimum 5–10+ years of experiences in procurement, preferably in a Residential Developer, Luxury Villa, or 5-Star Hotel.
Strong exposures to construction procurement, including contractors and nominated subcontractors.
Solid understanding of FIDIC contracts, vendor, and contract management.
Proven track record in commercial negotiation and cost control.
Hands-on experience with e-procurement / e-purchasing systems.
Experience in handling Furniture, Fixture and Equipment (FF&E) and Supplied by Owner (SBO) items is highly preferred.
Familiarity with Indonesian regulations, specifically on local content (Tingkat Komponen Dalam Negeri / TKDN) and product labelling (Standar Nasional Indonesia / SNI) requirement.
Strong stakeholders’ management and coordination skills, well-articulate in communication and solid management skill.
Bali-based or willing to relocate to Bali.
