Job Responsibilities:
1. Responsible for identifying high-quality store resources suitable for the company's business development in Jakarta and surrounding areas, including pharmacies, beauty stores, and street shops.
2. Responsible for developing leads related to store expansion, including proactive street canvassing, communicating with property owners, developing information channels, conducting market research, and collecting local channel information.
3. Responsible for assessing the commercial value of target stores or shops, including location, street traffic, surrounding consumer spending levels, competition, visibility, transportation convenience, rent levels, store size, and operational potential.
4. Responsible for initial communication with existing pharmacies, beauty stores, or shop owners, introducing the company background and cooperation intentions, while collecting their basic information, rental and sales terms, operating data, and cooperation possibilities.
5. Responsible for driving the achievement of initial intentions, including preliminary communication regarding the acquisition of existing stores, leasing of shops, or other cooperation models.
6. Participate in preliminary business negotiations, including initial communication regarding price, rent, lease term, transfer fees, acquisition conditions, payment methods, and other key cooperation terms.
7. Responsible for information compilation and report output for store expansion projects, forming complete and mature store evaluation reports to provide a basis for company decision-making.
8. Follow up on the progress of store expansion, coordinating with the internal team for subsequent evaluation, approval, contract processing, and store opening preparations.
Job Requirements:
1. Strong experience in store site selection, shop expansion, or business development; familiar with the offline retail store expansion process.
2. Excellent sourcing skills; able to proactively seek out high-quality store resources, landlord resources, real estate agent resources, and local business district information.
3. Excellent negotiation skills; able to conduct initial business negotiations with store owners, landlords, real estate agents, or partners.
4. Familiar with the Jakarta market, especially understanding different neighborhoods, business districts, road locations, pedestrian traffic, consumer spending power, and store operating potential.
5. Prior experience in expanding street-side stores is preferred; able to assess the activity level, consumer traffic, and store value of different streets.
6. Prior experience in expanding convenience stores, pharmacies, cosmetics stores, chain retailers, and FMCG retail stores is preferred.
7. Able to independently complete initial store communication and information gathering, including the store owner's intentions, store operating status, rental/sale terms, transfer possibilities, surrounding competitors, and the business environment.
