Job Summary:

The Revenue Manager is responsible for maximizing total revenue and profitability across all revenue streams (rooms, F&B, and ancillary services) through effective pricing, distribution, and yield management strategies.

This role involves analysing market trends, monitoring demand patterns, and implementing data-driven decisions to optimize occupancy, ADR, and RevPAR. The Revenue Manager works closely with the Sales, Marketing, and Reservations teams to ensure consistent application of revenue management principles aligned with the property’s business objectives and brand positioning.

Key Responsibilities:

Revenue & Yield Management:

  1. Develop and implement pricing, inventory, and distribution strategies to optimize overall revenue performance.

  2. Manage daily yield decisions, rate updates, and inventory control to balance occupancy and rate growth.

  3. Monitor and adjust rates based on market demand, competitor activity, and business mix.

  4. Conduct regular revenue meetings to review performance, forecasts, and business opportunities.

Forecasting & Analysis:

  1. Prepare accurate daily, weekly, and monthly forecasts for occupancy, ADR, and RevPAR.

  2. Analyse pick-up trends, booking pace, and market segmentation to identify revenue opportunities.

  3. Review historical data, channel performance, and business on the books to support decision-making.

  4. Provide insights and recommendations to management on pricing, promotions, and business strategy.

Distribution Channel Management:

  1. Oversee online distribution channels, including OTAs, GDS, brand websites, and direct bookings.

  2. Ensure rate parity, content accuracy, and optimization across all platforms.

  3. Collaborate with the E-Commerce and Marketing teams on digital campaigns and packages to drive direct bookings.

  4. Maintain strong relationships with OTA account managers and third-party partners.

OTA & Distribution Management

  1. Oversee performance of OTA channels including Booking.com, Expedia, Agoda, Airbnb, and villa distribution partners.

  2. Monitor market trends and competitor activities.

  3. Recommend initiatives to improve visibility and conversion performance.

Systems & Reporting:

  1. Maintain and optimize Revenue Management Systems (RMS) and Property Management Systems (PMS).

  2. Generate and analyze daily, weekly, and monthly revenue reports for management review.

  3. Track and evaluate key performance metrics such as RevPAR, GOPPAR, ADR, occupancy, and channel mix.

  4. Ensure data integrity and proper configuration of systems to support accurate reporting.

Collaboration & Strategy:

  1. Work closely with the Sales, Marketing, and Front Office teams to align strategies and maximize total revenue.

  2. Support budgeting and annual business planning with accurate revenue projections.

  3. Recommend promotional and tactical initiatives during low-demand periods.

  4. Participate in regional or cluster revenue strategy meetings (if applicable).

Qualifications & Requirements:

Education: Bachelor’s Degree in Hospitality Management, Business Administration, Economics, or a related field.

Experience: 

  1. Minimum 4–6 years of experience in revenue management or reservations, with at least 2 years in a managerial role.

  2. Prior experience in hotels, villas, or resorts is required; multi-property or cluster experience is an advantage.

Technical Skills:

  1. Proficient in PMS and RMS platforms (e.g., Opera, Protel, SynXis, Duetto, IDeaS, or similar).

  2. Strong analytical skills and expertise in Excel, Power BI, and data analysis tools.

  3. Knowledge of OTA extranets, channel managers, and rate distribution systems.

  4. Understanding of pricing psychology, forecasting models, and revenue optimization principles.

Soft Skills:

  1. Strong analytical and commercial mindset.

  2. Excellent communication and presentation skills.

  3. High attention to detail and accuracy in reporting.

  4. Proactive, strategic, and able to make data-driven decisions.

  5. Collaborative team player who can work across departments.

Language: Fluent in English and Bahasa Indonesia (spoken and written).
