As our project portfolio continues to expand, we are seeking an experienced Quantity Surveyor Manager to oversee cost planning, budgeting, contract administration, and financial control across our villa development projects.
Key Responsibilities
Prepare detailed cost estimates, BOQs, material take-offs, and project budgets
Monitor project costs and expenditures to ensure alignment with approved budgets
Prepare cost control reports, variance analyses, and financial forecasts
Review and validate contractor progress claims and payment applications
Assess contractor and supplier quotations and support commercial negotiations
Manage variation orders (VOs), final accounts, and contract administration processes
Conduct site visits, measurements, and quantity verification to ensure accuracy of claims and BOQs
Prepare weekly and monthly project cost reports
Collaborate with design, procurement, construction, and leadership teams to support project delivery
Identify cost-saving opportunities while maintaining quality and design intent
Requirements
Bachelor's Degree in Civil Engineering, Quantity Surveying, or a related field
Minimum 5 years of experience in Quantity Surveying within villa, residential, commercial, or hospitality projects
Strong knowledge of construction methodologies, BOQs, cost planning, budgeting, and contract administration
Experience managing contractor claims, variation orders, and project cost control
Proficient in AutoCAD, Microsoft Excel, and QS-related software
Strong analytical, negotiation, and problem-solving skills
High attention to detail and ability to work independently
Strong communication skills in both English and Bahasa Indonesia
Preferred Qualifications
Experience in luxury villa or high-end residential developments
Knowledge of sustainable construction materials and practices
Experience working in fast-paced, design-led development environments
