- Conduct market studies and demographic analysis to identify high-potential retail areas.
- Monitor trends and competition to inform site selection decisions.
- Identify prospective retail sites through fieldwork, broker networks, and market research.
- Evaluate potential sites based on criteria such as location, accessibility, visibility, zoning, and competition.
- Negotiate lease or purchase terms with property owners, landlords, or developers.
- Coordinate with legal teams to ensure agreements comply with company standards.
- Oversee due diligence process including zoning checks, environmental reviews, and title verification.
- Collaborate with architects, construction teams, and local authorities to ensure site feasibility.
- Work cross-functionally with real estate, legal, finance, construction, and operations teams.
- Build and maintain strong relationships with landlords, brokers, and municipal authorities.
- Maintain accurate records of site status, deals, and pipeline progress.
- Provide regular updates and reporting to leadership on site acquisition activities.
- 3–5 years of experience in retail site acquisition, commercial real estate, or related role. Strong knowledge of retail real estate markets and leasing/purchasing practices.
- Excellent negotiation, communication, and analytical skills.
- Ability to travel frequently and work independently in the field.
- Familiarity with GIS, mapping tools, and real estate market data platforms.
- Experience with national or regional retail chains.
- Understanding of permitting and entitlement processes.
