Candidate Requirements:
Education: Minimum Bachelor’s Degree (S1) in Management, Accounting, Finance, Business Administration, Law, or a highly relevant commercial discipline from a reputable university.
Experience:
Mandatory Seniority Title: Must have proven experience operating at a Head of Department (HoD) level.
Total Tenure: Minimum 10+ years of comprehensive professional experience within the real estate development or housing finance industry.
Industry Experience: Must possess a strong career background with a proven track record working inside Residential Property Developers. The ideal candidate profile combines experience from both a Property Developer and a Retail Mortgage Bank. If a combined profile cannot be identified, the candidate must come directly from a Property Developer.
Banking Background: Prior banking experience operating as a Relationship Manager (RM) or a Business/Commercial Loan Unit (BCLU) Head specializing in housing loans (KPR) is highly valued, ensuring the candidate understands internal bank mechanics and approval routes.
Project Scale & Asset Depth:
Multi-Project Footprint: Must have a proven history of managing operations across multi-project property footprints with a minimum scale of 20 Hectares (Ha) per project development.
Product Mix Competence: Experience managing a combined product portfolio featuring both Subsidized (KPR Subsidi) and Commercial housing assets.
Commercial Asset Value Focus: If the candidate’s developer background is exclusively in commercial real estate, they must have managed housing developments valued within the Rp 500,000,000 to Rp 1,000,000,000+ per unit range.
Technical & Professional Skills:
Workflow Mastery: Advanced understanding of the end-to-end real estate lifecycle: Booking -> SPR/PPJB -> Pre-Screening -> KPR Document Bank Submission -> Approval Tracking -> Akad Kredit -> Title Transfer -> Handover (Serah Terima Unit).
Subsidized KPR Technicality: Clear technical knowledge of the regulatory compliance requirements, bureaucratic procedures, and banking constraints involved in liquidating subsidized government housing lines (FLPP).
Leadership Persona: A firm, decisive, and highly analytical leader capable of driving cross-functional teams, managing corporate notary desks, and enforcing timeline discipline under pressure.
Language Proficiency: Adequate English language skills for analytical data extraction, corporate reporting, and executive presentations to the C-Suite.
