Responsibilities:

  • Leading and managing the overall operations of the office building, including Engineering, Housekeeping, Security, Parking, Tenant Relations, and Facility Services.

  • Ensuring all building systems, including Mechanical, Electrical, Plumbing (MEP), HVAC, Fire Protection Systems, Electronic Security Systems (ESS), and Building Management Systems (BMS), are operating efficiently and effectively.

  • Overseeing preventive, corrective, and predictive maintenance programs to maintain optimal building performance and reliability.

  • Developing, managing, and controlling operational and maintenance budgets while ensuring cost efficiency and effective resource utilization.

  • Ensuring compliance with all applicable building regulations, statutory requirements, safety standards, and Health, Safety, and Environment (HSE) policies.

  • Establishing, implementing, and continuously improving operational procedures, service standards, and best practices for building management.

  • Managing relationships with tenants, building owners, contractors, vendors, and relevant government authorities.

  • Handling tenant concerns, feedback, and complaints while ensuring timely and effective resolution.

  • Monitoring contractor and vendor performance to ensure compliance with contractual obligations, quality standards, and service level agreements.

  • Leading, coaching, and developing building operations teams to achieve operational excellence and high service standards.

  • Preparing and presenting operational, technical, and financial reports to building ownership and senior management.


Requirements:

  • Bachelor’s Degree (S1) in Engineering (Mechanical, Electrical, Civil Engineering, or related disciplines).

  • Possession of a valid SKA/SKK Building Management Manager Certification (Manajer Pengelolaan Bangunan Gedung) at a minimum Intermediate (Madya) Level.

  • Minimum 10 years of experience in building operations and maintenance management.

  • Proven experience as a Building Manager or Facility Manager within commercial office buildings.

  • Strong knowledge of building operations, MEP systems, HVAC, Fire Protection Systems, ESS, BMS, and facility management best practices.

  • Thorough understanding of building regulations, compliance

  • Strong leadership skills with the ability to manage cross-functional teams and multiple stakeholders.

  • Excellent communication, interpersonal, negotiation, and problem-solving abilities.

  • Proficient in Microsoft Office applications and building management reporting.

  • Ability to work under pressure and make sound decisions in operational and emergency situations.
